Edgewater is the community area at the top of Chicago's North Side lakefront. It runs from Foster Avenue north to Devon Avenue and from Lake Michigan west to Ravenswood Avenue, with Uptown to the south and Rogers Park to the north. Edgewater split off from Uptown to become its own community area in 1980, the most recent of the city's 77.
The name dates to 1885, when developer John Lewis Cochran laid out his first subdivision here. He borrowed names such as Berwyn, Bryn Mawr, Ardmore and Thorndale from railroad stops near Philadelphia, and those streets still frame Edgewater Chicago real estate searches today.

Edgewater Chicago condos, co-ops and homes
East of the Red Line tracks, the lakefront section often called Edgewater Beach is dominated by towers. West of Broadway, the scale drops to houses and walk-up flats:
- High-rise condo buildings lining Sheridan Road, many dating from the late 1950s to the early 1970s
- The Edgewater Beach Apartments, the pink 1928 tower at 5555 N Sheridan Rd, a cooperative since 1949
- Terra-cotta apartment hotels from the late 1920s in the Bryn Mawr Historic District
- Vintage courtyard buildings, greystones and 2-, 3- and 4-flats on the interior blocks
- Single-family homes, including the American Foursquare houses of the Edgewater Glen Historic District
Edgewater Glen, listed on the National Register in 2024, covers the blocks between Granville and Hood avenues from Clark Street to Broadway, where most homes were built between 1900 and 1928. Farther south, the Lakewood Balmoral Historic District preserves houses from Cochran's early development.

Main streets and landmarks
Sheridan Road carries lakefront traffic north from the end of Lake Shore Drive at Hollywood Avenue. Broadway, an auto-showroom row in the 1920s, is now the main commercial street, with shops, restaurants and the Broadway Antique Market. On the west side, Clark Street is Andersonville's main street.
The Bryn Mawr Historic District, on Bryn Mawr Avenue from Broadway east to Sheridan Road, is marked by green lampposts and the Belle Shore and Bryn Mawr apartment hotels, both Chicago Landmarks clad in decorative terra cotta.

Beaches, parks and the lakefront
Edgewater holds the northern tip of Lincoln Park. Kathy Osterman Beach (sometimes known by the names of nearby Hollywood and Ardmore avenues) has a LEED-certified beach house that opened in 2010, next to a natural area that attracts migrating birds. Foster Beach offers a beach house with concessions and bike rentals. Lane Beach, with its soft-surface playground, and Berger Park add smaller lakefront spaces. Inland, Broadway Armory Park at Broadway and Thorndale is the Chicago Park District's largest indoor recreation facility.

How Daniel helps buyers and sellers in Edgewater
Buying: Along Sheridan Road, the building matters as much as the unit. Daniel reviews association budgets, reserves, special assessments, leasing rules and lender eligibility, and he walks co-op buyers through board approval and share-loan financing, which fewer lenders offer. West of Broadway, he helps you plan inspections of vintage houses and flats and evaluate rental income on 2- to 4-unit buildings. Learn how his buyer representation works.
Selling: Lakefront condos are judged against sales in the same tower, floor range and view line, while homes in Edgewater Glen are compared block by block. Daniel prices from current MLS data for your property, then prepares and markets it for North Side buyers. Read about his seller representation, or start with a free home valuation.
