Andersonville's condos are mostly found in vintage buildings on the side streets around N Clark Street, and that history shapes everything from heating to parking to financing. I'm Daniel Ledo, a Chicago agent on The ZIP Group team at RE/MAX Premier, and my 10 years serving Chicago clients have taught me that a vintage condo purchase goes smoothest when the building's records get as much attention as the floor plan.
Where Andersonville's condos are
- Brick courtyard buildings converted to condominiums, with units arranged around a landscaped courtyard and reached by stairwells, usually without an elevator
- Condos inside converted two-flats, three-flats and greystones
- An occasional newer infill building on the side streets
- For elevator living with lake views, the Sheridan Road high-rises in lakefront Edgewater, a mile or so east
Listings may say Andersonville, Edgewater or Uptown, because the neighborhood crosses community-area lines. I search across all three labels so nothing slips past us.
What a vintage courtyard building means for your budget
In many vintage buildings, heat comes from a shared boiler, which can show up in the assessment rather than in your own utility bill. I confirm that building by building. Parking varies widely: some units come with a garage or exterior space, while others rely on street parking. Laundry may be in-unit or in a shared basement room, and storage lockers are common but not universal. Each of these affects the monthly number and the value of one unit against another.
Data I'll gather from the MLS for your search:
- Median sale price for comparable Andersonville condos: $450,000 (MRED closed sales, 10/14/2025–10/14/2026)
- Typical monthly assessments in the courtyard buildings on your list: $345 to $426 a month across Andersonville condos (MRED closed sales, 10/14/2025–10/14/2026)
- Recent in-building sales for each serious contender: I'll pull these for your free consultation
Reserves and special assessments in older buildings
Century-old masonry, roofs, rear porches, boilers, windows and courtyard walkways all need periodic investment. Before you commit, we'll read the association's budget, reserve balance, recent minutes and any reserve study, asking which projects were recently finished and which are coming. A building that has saved steadily for this work is easier to own than one that pays for each repair through a special assessment, so I'll help you weigh the difference.
FHA and warrantability
Courtyard associations differ in their owner-occupancy levels and leasing rules. When a large share of units are rented, conventional and FHA financing can narrow. I'll check whether a building appears on the FHA-approved list and, if it doesn't, whether single-unit approval might be an option. For conventional loans, we'll confirm warrantability with your lender early, covering delinquencies, litigation and insurance. Rental caps also matter to you as an owner, since they could limit your flexibility later.
Comparing units the right way
A garden unit, a middle floor and a top floor in the same courtyard building can sell at noticeably different prices. Updated kitchens and baths, in-unit laundry, a private deck and parking all move value. I build comps from your building first, then similar vintage buildings nearby, so your offer reflects what buyers have actually paid.
The setting around Clark Street
The neighborhood's amenities are part of what you're evaluating. Clark Street is lined with independent shops and restaurants, the #22 Clark bus runs through the business district, and the Berwyn and Bryn Mawr Red Line stations sit about half a mile east. Chase Park is just south of Lawrence, and the #92 Foster bus heads toward Foster Beach.
