Andersonville's housing lives on its side streets. The blocks east and west of N Clark Street hold most of the neighborhood's homes, and many shoppers who tour here have already spent time on Clark itself. I'm Daniel Ledo with The ZIP Group team at RE/MAX Premier, and drawing on 10 years serving Chicago clients, I help Andersonville owners price carefully, prepare well and present their homes with the details buyers ask about.
Know exactly what you're selling
Most homes here fall into a few categories:
- Brick courtyard buildings, many converted to condominiums, with units reached by stairwells off a shared garden entry
- Vintage two-flats and three-flats, owner-occupied or fully rented
- Greystones and other walk-up multi-unit buildings
- Single-family houses, including homes in the Lakewood Balmoral Historic District
Because Andersonville straddles the Edgewater and Uptown community areas, a listing may carry any of those three names depending on the address. I make sure yours uses the terms buyers actually search, so it appears where they're looking.
Pricing from the right comparisons
Here, value depends on close matches: the same block or a neighboring one, the same building style and a similar layout. A top-floor courtyard unit with a private rear deck is a different product from a garden unit with a shared yard, even at the same address. A duplex-down condo with a finished lower level competes in its own lane. I start with sales inside your building, then move outward to similar buildings nearby, and I check active listings to see what a buyer could choose instead.
For your valuation, I'll gather MLS figures such as:
- Closed sales in your building or on your block: I'll pull these for your free home valuation
- Median sale price for similar condos and two-flats nearby: $450,000 for condos and townhomes; the 4 two-flat sales ranged from $1.10 million to $1.33 million (MRED closed sales, 10/14/2025–10/14/2026)
- Average days on market for your property type: 10 days for condos and townhomes (MRED closed sales, 10/14/2025–10/14/2026)
Courtyard condo sellers: the association is part of the pitch
Expect buyers to read your association's budget, reserve balance, minutes and leasing rules closely. Vintage courtyard buildings eventually face masonry repair, roof replacement, rear porch work and boiler upgrades. If your building recently finished one of those projects, or has approved a special assessment to pay for one, organized documentation turns a potential worry into a selling point.
Lendability shapes your buyer pool. I'll check whether the building is on the FHA-approved list and whether a conventional lender would consider it warrantable, which depends on factors such as owner-occupancy, delinquent dues, pending litigation and insurance. Rental caps matter too. Sharing those answers with buyer's agents up front saves everyone time and helps keep financed offers on track.
Two-flat and single-family sellers
If you're selling a two-flat or three-flat, buyers will want current leases, a rent roll, utility arrangements and confirmation that any garden unit is permitted. Older porches, masonry and heating systems draw an inspector's attention, so knowing their age and service history before listing helps. For houses in the Lakewood Balmoral district, I'll pull together what's known about the home's history and any past exterior work, since buyers frequently ask.
Presenting the neighborhood accurately
A good listing describes amenities, not assumptions. I'll note what's nearby: the independent shops and restaurants along Clark Street, the Swedish American Museum at 5211 N Clark St, the #22 Clark bus, and the Berwyn and Bryn Mawr Red Line stations about half a mile east. Chase Park and the lakefront at Foster Beach are within reach as well.
What I handle for you
- A pricing recommendation drawn from matched MLS sales
- A preparation checklist suited to vintage buildings
- Professional photography and accurate, detailed listing copy
- Coordination of condo documents, questionnaires and disclosures
- Offer review that weighs financing strength and terms alongside price
I don't make promises about sale price or how quickly a home will sell. I do commit to clear advice, honest feedback from the market and regular updates.
