Request my free home valuation | Daniel Ledo, The ZIP Group team at RE/MAX Premier, 1207 N Dearborn St, Chicago
My office sits at 1207 N Dearborn St, a short walk from many of the buildings Gold Coast owners ask me about. I'm Daniel Ledo, part of The ZIP Group team at RE/MAX Premier, and I bring 10 years serving Chicago clients to every listing conversation. Selling here means competing in one of the city's most varied concentrations of housing, so the plan has to start with exactly what you own.
What buyers will compare your Gold Coast home against
The Gold Coast fits a lot of property types into a small footprint. Along Lake Shore Drive and the blocks just west of it stand full-service condominium towers, many with door staff, garage parking and lake or skyline views. Mixed among them are vintage cooperative buildings, where owners hold shares and a proprietary lease instead of a deeded unit. On interior streets such as Astor Street, State Parkway and Dearborn, historic greystones, brick rowhouses and single-family residences share blocks with mid-rise condo buildings and newer townhomes.
Each of those property types draws its own set of questions. A tower shopper wants the monthly assessment and a list of what it covers. A co-op purchaser has to clear a board application and find a lender that offers share loans. Someone touring a greystone is thinking about masonry, mechanical systems and, on landmark blocks, what exterior work the city will allow. I aim to answer those questions in the listing itself, before they become objections at the negotiating table.
Pricing from comps, not a neighborhood average
I won't price a Gold Coast home from a neighborhood-wide median. Two units on the same floor of one building can close far apart because of exposure, parking, renovation level or assessment. So the comparison set starts with closed sales inside your building, widens to true peer buildings nearby, and then looks at active and expired listings to see what buyers are choosing instead of yours.
When we meet, I'll pull figures like these from the MLS for your specific home:
- Recent closed sales in your building: I'll pull these for your free home valuation
- Median days on market for comparable Gold Coast condos: 23 days (MRED closed sales, 10/14/2025–10/14/2026)
- Active competing listings in your likely price range: I'll pull the current competition at your price point for your free home valuation
Getting the building's paperwork ready early
In a condo or co-op sale, the building is part of what you're selling. Before launch, I'll ask you to collect the association's current budget, recent meeting minutes, reserve information, rules on leasing, pets and renovations, and any notice of special assessments or planned capital work such as facade, elevator or window projects. If an assessment has already been approved, we decide up front how to disclose it and how it may be handled at closing, so a buyer's attorney doesn't discover it late.
Lendability matters on the selling side as well. If your building isn't FHA-approved, or a lender would treat it as non-warrantable because of owner-occupancy, delinquencies, litigation or insurance gaps, some financed buyers simply can't purchase there. Knowing that before we list helps us set expectations, reach the right buyers and prepare for cash or portfolio-loan offers.
Preparing a greystone, rowhouse or townhome
For a single-family home or townhome, I walk the property with you the way a buyer's inspector would: roof, tuckpointing, windows, boiler or furnace, drainage, garage and outdoor space. Together we separate the repairs that remove doubt from projects that are unlikely to pay for themselves. Permits and receipts for past work go into a folder that's ready to share once buyers start asking.
How I run a Gold Coast listing
- A pricing review built on matched MLS sales
- Preparation and staging advice that respects the home's architecture
- Professional photography that captures light, layout and any lake or park views
- Clear building details in the listing: assessment, inclusions, parking and key policies
- Organized offer review that weighs financing, contingencies and closing terms alongside price
No honest agent can guarantee a sale price or a timeline, and I won't. What you'll get from me is a recommendation grounded in evidence, plus steady communication from our first meeting through closing.
