Get my free home valuation | Daniel Ledo, The ZIP Group team at RE/MAX Premier
Lincoln Park owners often tell me the hardest part of selling is knowing what their home is really worth, because the neighborhood rarely offers a perfect twin. I'm Daniel Ledo with The ZIP Group team at RE/MAX Premier. Over 10 years serving Chicago clients, I've found that the right answer comes from narrowing the comparison, not widening it.
The homes that make up Lincoln Park
Tree-lined side streets hold vintage brick two-flats and three-flats. Some still operate as two homes under one roof; others were converted long ago into small condominium associations. Greystones and Victorian-era rowhouses sit beside townhomes from later decades and contemporary single-family construction on standard city lots. Nearer the park and the lakefront, vintage and mid-century elevator buildings and high-rises line streets such as Lincoln Park West and Clark Street.
Every one of those property types sells on different terms, so I tailor the approach to yours.
Pricing a two-flat or single-family home
A two-flat is weighed for both its living space and its rental income. I compare your building with recent sales of similar two-unit properties, then look closely at lease terms, separate utility meters, unit condition and whether a garden unit is legal and permitted. For a single-family home, lot dimensions, garage access, outdoor space, a finished lower level and the age of major systems usually move value more than square footage alone.
The MLS data I'll prepare for your valuation includes:
- Closed two-flat sales in Lincoln Park over the past 12 months: 13 (MRED closed sales, 10/14/2025–10/14/2026)
- Median price per square foot for comparable single-family homes: $618 (MRED closed sales, 10/14/2025–10/14/2026)
- Months of inventory for your property type: 1.5 for single-family homes, 1.8 for two-flats and 1.0 for condos and townhomes (active listings as of 10/14/2026 vs. MRED closed sales, 10/14/2025–10/14/2026)
Selling a condo in a small vintage association
Many Lincoln Park condos sit in buildings of just two to six units, often self-managed by the owners. A buyer's attorney and lender will ask for the budget, reserve balance, master insurance certificate and recent minutes, and in a small building those records are sometimes informal. Pulling them together before we list avoids scrambling during attorney review. If a special assessment has been approved for porches, a roof or tuckpointing, we'll disclose it clearly and explain what it pays for.
Financing deserves an early look. Small associations are frequently not FHA-approved, and conventional lenders apply different review rules to two- to four-unit projects than to larger buildings. In an elevator building, I check warrantability factors such as owner-occupancy, delinquencies and pending litigation before launch. When a buyer's lender sends a condo questionnaire, prompt and complete answers keep the deal moving.
Renovate, refresh or sell as-is?
Not every update pays you back. In vintage homes, original millwork, hardwood floors and built-ins can be real strengths once they're cleaned and repaired. I'll help you choose between targeted fixes (paint, lighting, hardware, refinished floors, a serviced boiler) and larger projects, based on what comparable homes offered when they sold. If you'd rather sell as-is, we'll price and market the home honestly for its condition.
What working together looks like
- A walk-through and a candid conversation about your goals and timing
- A comparative market analysis drawn from matched MLS sales
- A preparation plan, with vendor referrals if you need them
- Photography and listing copy that describe the home and its nearby amenities accurately
- Offer review that compares terms, financing and contingencies, not just the headline number
I won't quote a number before the research is finished, and I won't predict how fast your home will sell. You'll receive a clear recommendation, the evidence behind it and regular updates once we're on the market.
