Where is Buena Park in Chicago? A short history Buena Park real estate in Chicago: homes and architecture Getting around Parks and the lakefront Buying or selling in Buena Park, Chicago FAQ Where Is Buena Park in Chicago?

Buena Park, Chicago runs from Montrose Avenue on the north to Irving Park Road on the south. Graceland Cemetery forms its western edge, and Lake Shore Drive and the lakefront form its eastern edge. It sits inside the larger Uptown community area, with Lakeview directly to the south.

Those edges make the neighborhood easy to picture. Graceland's grounds close off the west side, and Lincoln Park's green lakefront lines the east. The main north-south streets through Buena Park, Chicago are Sheridan Road, Marine Drive, Broadway, and Clarendon Avenue.

A Short History of Buena Park, Chicago

Buena Park, Chicago started as a country estate. The Chicago neighborhood group Buena Park Neighbors says James B. Waller bought land here in the late 1850s. In 1860 he built an Italianate mansion that he called "Buena," and St. Mary of the Lake church replaced it in 1917. In 1884 Waller gave the Chicago & Evanston Railroad a right-of-way and a station stop, also named Buena. The land was then divided into 50-foot lots under the name Buena Park, and Chicago annexed the area in 1889.

Graceland Cemetery, dedicated in 1860, was already next door. Between 1900 and 1930, Buena Park, Chicago filled in with apartment buildings alongside its earlier single-family homes. That mix of homes and apartments is still what you'll find today.

Real estate here is unusually varied for such a small corner of Chicago. On one walk you can pass 1890s houses, early-1900s courtyard buildings, and lakefront towers.

Hutchinson Street Historic District

Hutchinson Street is the neighborhood's architectural showpiece. The City of Chicago designated the Hutchinson Street District a Chicago Landmark on August 31, 1977. The city describes it as having one of Chicago's best collections of Prairie-style homes, many designed by George W. Maher, mixed with Classical Revival, Queen Anne, and Richardsonian Romanesque houses. The street was originally called Kenesaw Terrace.

Buying in a landmark district means exterior changes go through the Commission on Chicago Landmarks. I review that with buyers before they fall in love with a renovation plan.

Vintage courtyard buildings, greystones, and 2-flats

Much of the rest of Buena Park, Chicago is made up of vintage brick courtyard buildings, greystones, and 2-flats. Some courtyard buildings have been converted to condos, and those units can come with period details like bay windows and hardwood floors. The trade-off is that older buildings mean you need to look closely at the association.

One building to watch: The Pattington at 660 W Irving Park Rd, a historic courtyard condo building that I'll cover in its own spotlight later this month.

Lakefront high-rise condos

Along Marine Drive, Sheridan Road, and Clarendon Avenue, the scale changes to mid-century and newer high-rises. Depending on the building, that can mean lake or skyline views, door staff, and on-site amenities.

Towers such as 4343 N Clarendon Ave are one example of lakefront high-rise living in Buena Park, Chicago. From upper floors in buildings like these, views can stretch south over the lake toward downtown.

Getting Around Buena Park, Chicago

CTA Red Line: The Sheridan station is an elevated stop at 3940 N Sheridan Rd, just south of Irving Park Road. CTA lists bus connections to the #X9, #80, and #151. #151 Sheridan: Stops along Sheridan Road, including at Irving Park, Buena, and Montrose. #36 Broadway: Stops at Broadway and Irving Park, Broadway and Buena, and Broadway and Montrose. #22 Clark: Runs on Clark Street along the far side of Graceland Cemetery, with stops at Irving Park and Montrose. Parks and the Lakefront

Buena Park, Chicago has small green spaces inside the neighborhood and some of the city's biggest lakefront amenities just across the Drive.

Buena Circle Park (1049 W Buena Ave): A 0.45-acre oval park with a playground, lawn, and ornamental trees, according to the Chicago Park District. The Buena Avenue Citizens Association gave it to the city in 1908. It sits next to Challenger Park and its dog-friendly area. Ginkgo Organic Gardens (4055 N Kenmore Ave): A volunteer-run community garden at Buena and Irving Park that has operated since 1994. Graceland Cemetery: Dedicated in 1860, its roughly 119 acres (per the Chicago neighborhood group Buena Park Neighbors) form the neighborhood's western edge. Montrose Beach and Montrose Harbor: At the east end of Montrose Avenue, inside Lincoln Park. The Park District lists a beach house, volleyball and kayak rentals, and a dog-friendly beach at the north end. It also runs the Montrose Point Bird Sanctuary nearby. Lakefront Trail: The 18-mile trail passes along the lakefront east of the neighborhood, connecting north to Ardmore Avenue and south toward downtown. The lakefront path is minutes from the neighborhood. Buying or Selling in Buena Park, Chicago

Because Buena Park real estate in Chicago ranges from landmark homes to high-rise studios, the right strategy depends on the building type.

If you're buying a condo, I start with the association: budget, reserve study, special assessments, and leasing and pet rules. I also check whether the building is lendable. My post on Uptown Chicago condo living goes deeper into what to look for in this part of the city.

If you're buying a vintage home or 2-flat, plan time for inspections of older systems. On Hutchinson Street, factor in landmark review for any exterior changes.

If you're selling, pricing depends on close comparisons: the same building or block, the same view line, the same parking situation. I'll pull current MLS sales for your specific property instead of relying on neighborhood-wide averages.
